House extensions, done properly.
From a single-storey rear extension to a full wrap-around, we design and build extensions from our base in Uttoxeter across Staffordshire, Derby, Nottingham, Leicester and the wider Midlands — managing everything from planning to plastering.
We specialise in permitted development extensions.
Most of the extensions we build go under permitted development: a single-storey rear extension up to 3m out on a semi or terraced house, or 4m on a detached house, with no planning application needed. Just Building Control, which we handle.
It’s quicker, cheaper and far more certain than full planning. It’s often around a month from your first call to us starting on site, usually 8–12 weeks to build, and usually £30,000 to £65,000 plus VAT. A planning application, by comparison, can take up to a year and still be refused. Most people can get everything they need within the limits, and we’ll tell you straight on our free visit if you can.
Three ways to extend
Every property is different — here’s roughly how the main options compare.
Single-Storey Rear Extension
The most common extension we build: pushing your kitchen or living space out into the garden at ground level. The fastest option, and the one most likely to fall under Permitted Development with no full planning application needed.

Double-Storey Extension
Adds space on both floors at once — typically more living space below and an extra bedroom or bathroom above. Higher total cost, but the best value per square metre because the foundations and roof are shared across both floors.
Wrap-Around Extension
Combines a rear and side-return extension into one L-shaped build — the biggest transformation of the three, giving you the maximum extra ground-floor space in a single project.

The things people ask us most about extensions.
Do I need planning permission for an extension?
Many single-storey rear extensions fall under Permitted Development and don’t need full planning permission, provided they stay within the size limits. We check this for you at the quote stage and handle the paperwork if it’s needed.
How long does an extension take to build?
Our single-storey extensions usually take 8–12 weeks on site. Bigger jobs, like double-storey and wrap-around extensions, take longer, and we’ll give you a guideline for your own job before we start.
Can I stay in my house during the build?
In most cases, yes. We section off the work area and manage access carefully to keep disruption to a minimum, especially for rear and side-return extensions.
Do you handle both domestic and commercial extensions?
Yes — alongside domestic work, we handle commercial extension and fit-out projects for businesses across the Midlands.
