Builders in Uttoxeter: extensions, lofts & structural work

Uttoxeter is our home patch. Within a few miles of the town you can be under three different district councils in two counties, and that decides who you apply to, which building control team inspects the work, and which local rules apply. Here’s the local detail, from people who work in the area.

Local information last checked October 2026
01 — Which Council?

Within a few miles of Uttoxeter, you could be under three different councils

Planning and Building Regulations around Uttoxeter are split between councils. Here’s who handles what.

03 — Local Checks

Four things we check on an Uttoxeter job

01

Conservation areas in the town and villages

East Staffordshire has 25 conservation areas. Uttoxeter has one, and so do Abbots Bromley, Rocester, Marchington and Tutbury.

In a conservation area, side extensions, roof alterations and cladding all need full planning permission. The council also has some Article 4 directions, which take away more of the usual freedoms. We check whether your street is covered.

02

The Uttoxeter Neighbourhood Plan

Uttoxeter has its own Neighbourhood Plan, approved at a referendum in February 2017. It has policies on heritage, the town centre and Local Green Spaces.

A Neighbourhood Plan carries real weight in planning decisions. If your extension needs permission, especially near the town centre, it gets judged against the Neighbourhood Plan as well as the borough’s rules.

03

Picknall Brook & the Dove

The Environment Agency has two flood warning areas in town. One is the Picknall Brook from Hockley Road to the Racecourse and Dovefields Retail Park. The other covers the Dovefields Industrial Estate, Derby Road and The Willows.

If you’re near either, check your address before you design an extension. It can affect floor levels and drainage.

04

Matching local stone and brick

Sandstone has been quarried north of Uttoxeter, around Hollington and Alton, for centuries, and Historic England notes some quarries are still working.

On older houses and in conservation areas, matching the original stone and brick is what gets an extension approved and stops it looking bolted on. We source matching materials as part of the job.

04 — New Estates

Bought on one of Uttoxeter’s new estates?

Uttoxeter is growing. Hundreds of homes have been built at Hazelwalls Farm, and more are planned on the former JCB works site near the town centre.

If you’ve bought a newer house and want to extend, check two things before you plan anything.

  • Permitted Development rights. Councils sometimes remove them from new estates through a planning condition. If yours were removed, even a small rear extension needs a planning application.
  • Covenants and warranties. Your deeds may have restrictive covenants, and a new-build warranty can have conditions about alterations in the early years.

We’ll look at the original planning permission for your estate as part of the quote.

06 — Questions

Questions we get asked locally

I live in Upper Tean. Is that East Staffordshire?

No. Upper and Lower Tean, Checkley and Hollington are in Checkley parish, which is in Staffordshire Moorlands. Your applications go to Staffordshire Moorlands District Council.

Doveridge is two miles away. Is it the same council as Uttoxeter?

No. Doveridge is over the River Dove in Derbyshire, so it’s Derbyshire Dales District Council, with its own Neighbourhood Plan. See our Doveridge page.

Do I need planning permission for an extension in Uttoxeter?

Many single-storey rear extensions don’t, as long as they’re within Permitted Development limits. Conservation areas, and new estates where those rights were removed, are different. We check before you spend anything.

Are you actually local?

Yes. Uttoxeter and the villages around it are where we do most of our work, so you won’t be paying for us to travel from the other side of the Midlands.
