Extensions & loft conversions in Nottingham
Greater Nottingham is split between several councils, city centre sits on soft sandstone riddled with caves, and runs along the Trent floodplain. None of that should put you off building, but it does change what gets checked first. Here’s what we look at on a Nottingham job.

Four things we check on a Nottingham job
Caves and sandstone under the city
There are more than 700 man-made sandstone caves under Nottingham. The city sits on soft Sherwood Sandstone, and ground investigation is recommended before new building in the inner city.
For most suburban extensions this never comes up. Close to the centre, we factor it into the foundation design from day one rather than finding out when we dig.
33 conservation areas in the city
Nottingham City has 33 conservation areas, including The Park, Mapperley Park, the Arboretum, the Lace Market, Sneinton, Old and New Lenton, Wollaton Village and Clifton Village. Over in Beeston (Broxtowe), Cottage Grove is also a conservation area.
In a conservation area, side extensions, extensions of more than one storey at the rear, cladding and roof extensions all need full planning permission.
The Park Estate also has its own company, which reviews applications and issues construction licences for site access.
The River Trent
The Nottingham Left Bank flood scheme runs about 27km along the Trent from Sawley to Colwick, through Attenborough, Beeston Rylands and The Meadows. It was designed to protect more than 16,000 properties.
If you’re near the river, check your address on the government flood map. It can affect floor levels and how we detail the extension.
Old coal workings
Nottingham’s past collieries include Gedling, Hucknall, Wollaton, Radford, Clifton and Babbington/Cinderhill.
Householder extensions don’t need a Coal Mining Risk Assessment for planning, even in high-risk areas. It’s still worth a quick postcode check on the government’s mining map, because shallow workings can change the foundation design.
The houses we see most, and what usually works
Every house is different, but these are the patterns we’ve seen. The “usually suits” notes are based on our experience as builders, not council rules.
Victorian terraces
Streets of Victorian terraces in areas like Sneinton, Forest Fields, Hyson Green and Lenton.
Usually suitsA side-return or rear kitchen extension, and a rear dormer loft. Terraces get a smaller loft allowance under Permitted Development (40m³), so we check the numbers early.
Interwar council estates
Between the wars Nottingham built more than 17,000 council homes, at estates like Aspley, Wollaton Park, Lenton Abbey and Cinderhill.
Usually suitsSingle-storey rear extensions, and hip-to-gable or dormer lofts on the semis. Many of these houses have good-sized plots to extend into.
Post-war and newer homes
Suburbs like Arnold, Carlton, Stapleford and West Bridgford have a broad mix of post-war semis and detached homes.
Usually suitsRear and wrap-around extensions, garage conversions and full loft conversions, often under Permitted Development.
Questions we get asked locally
I live in Beeston. Is that Nottingham City Council?
No. Beeston, Stapleford and Eastwood are in Broxtowe Borough Council. West Bridgford is Rushcliffe, and Arnold and Carlton are Gedling. We confirm which council you’re under when we quote.
Can you build near Nottingham’s caves?
Yes. Most suburban jobs are nowhere near them. In the city centre, where most of the caves are, we arrange ground investigation if it’s needed so the foundations are designed for what’s actually there.
I’m in a conservation area. Can I still extend?
Usually, yes, but more of the work needs full planning permission: side extensions, two-storey rear extensions, cladding and roof extensions. We’ll tell you upfront what applies to your house.
Do you work in the villages around Nottingham too?
Yes, across Greater Nottingham and further afield for the right job. If you’re not sure, give us a call.
