Extensions & loft conversions in Doveridge
Doveridge is two miles from Uttoxeter, but it’s across the River Dove in Derbyshire. Your postal address says Ashbourne, your planning goes to Derbyshire Dales, and the village has its own Neighbourhood Plan. Here’s what that means if you’re planning to extend.

Even though Doveridge feels like part of Uttoxeter, everything official goes through Derbyshire.

The Derbyshire Building Control Partnership is a joint service run by eight councils, including Derbyshire Dales. It’s a completely different team from the one that inspects jobs in Uttoxeter.
What Doveridge’s own plan says about building
Doveridge’s Neighbourhood Plan runs from 2017 to 2033. It’s used alongside the district council’s policies to decide planning applications in the parish. The policies most likely to matter for an extension or new building are:
- D1, design: new development should respect the existing spacing and density, and keep hedgerows and the character of the country lanes.
- R1, infill: sets out where infill development within the settlement boundary is acceptable.
- BE3, home working: supports working from home, which is useful if you’re planning a garden office or a home office extension.
Most single-storey rear extensions are still Permitted Development and won’t need an application at all. Where one is needed, a design that respects the plan’s priorities gets approved more smoothly: matching materials, keeping the hedges, not overdeveloping the plot.
The parish also has 25 listed structures, including the Grade I church and the Grade II Dove Bridge. If your house is listed, or close to one that is, more care is needed.

River and surface water in the village
The River Dove
The Neighbourhood Plan, drawing on the district’s flood risk assessment, says most of Doveridge appears to be outside the flood zones. A few properties near Mill Lane and Lower Street are at risk.
Surface water
The plan also records surface-water flooding on Lower Street, Church Lane, Baker’s Lane, Oak Drive and Derby Road.
If you’re on one of those roads, we design the extension’s drainage, floor levels and soakaways with that in mind.

Questions we get asked locally
My address says Ashbourne. Do I deal with Ashbourne’s council?
Yes. Doveridge is in the Ashbourne postcode district (DE6) and comes under Derbyshire Dales District Council, the same council as Ashbourne. But it has its own Neighbourhood Plan, separate from Ashbourne’s.
Is Doveridge a conservation area?
Check with Derbyshire Dales District Council for your street. We’ll confirm it for your address when we quote.
Can I build a garden office in Doveridge?
Often, yes. Many garden buildings are Permitted Development if they’re within the size and height limits. The Neighbourhood Plan also supports home working.
